    • Front: title-deed number, parcel number, district / sub-district, area in rai/ngan/wa (1 rai = 1,600 sqm).
    • Back: chronological registration log — transfers, mortgages, leases, usufruct, easements.
    • Red border / official seal: indicates current original at the Land Office.

    Due Diligence Steps

    1. Obtain a recent Chanote copy from the Land Office (THB 50-100).
    2. Cross-check the back-registration entries for current encumbrances.
    3. Site visit + boundary check vs survey markers.
    4. Zoning / town-planning check (Town Planning Act B.E. 2562, 2019).
    5. Environmental / restricted-zone check (e.g., 200m beachfront set-back, national park overlay).

    Common Mistakes

    • Confusing Nor Sor 3 with Nor Sor 3 Gor — the former needs public notice before transfer.
    • Assuming structures follow the land title — structures can be separately titled and leased.
