    Overview

When buying property in Thailand, the type of title deed is one of the most critical factors. A chanote (โฉนด) or Nor Sor 4 Jor is the gold standard, but many buyers don't understand the differences between title types.

Thai Land Title Types (Ranked by Security)

    #

    1. Chanote (Nor Sor 4 Jor / น.ส. 4 จ.)
  1. Highest security — Full ownership with GPS-surveyed boundaries
  2. Legally defined boundaries with precise measurements
  3. Can be used as bank collateral
  4. Freely transferable and divisible
  5. Registered at the Land Department

    #

    2. Nor Sor 3 Gor (น.ส. 3 ก.)

  6. High security — Confirmed right of possession
  7. Boundaries surveyed but with aerial photography (less precise than GPS)
  8. Can be used as collateral
  9. 30-day public notice required for transfers
  10. Can be upgraded to chanote

    #

    3. Nor Sor 3 (น.ส. 3)

  11. Moderate security — Right of possession
  12. No precise survey — boundaries based on neighboring parcels
  13. Can be used as collateral (some banks hesitate)
  14. 30-day public notice for transfers
  15. More susceptible to boundary disputes

    #

    4. Sor Kor 1 (ส.ค. 1)

  16. Low security — Notification of possession only
  17. Not a formal title — merely a tax document
  18. Cannot be used as collateral
  19. High risk of disputes
  20. Should generally be avoided by foreign buyers

    #

    5. Por Bor Tor 5 (ภ.บ.ท. 5)

  21. Very low security — Tax receipt only
  22. Only proves taxes were paid on land
  23. No legal ownership rights
  24. Cannot be transferred as ownership

    Why Chanote Matters for Foreigners

    - Only chanote land can underpin condominium freehold ownership

  25. Lease agreements are most secure when registered against chanote title
  26. Mortgage security requires chanote or Nor Sor 3 Gor
  27. Due diligence is simpler with GPS-surveyed boundaries

    How to Verify a Chanote

    1. Visit the local Land Department office

  28. 2. Request a title search (can be done by a lawyer) 3. Check for encumbrances, mortgages, or liens 4. Verify the boundaries match the physical property 5. Confirm the registered owner matches the seller

    Red Flags

  29. Seller cannot produce original title deed
  30. Title is Sor Kor 1 or Por Bor Tor 5
  31. Boundaries don't match physical markers
  32. Encumbrances or mortgages not disclosed
  33. Land is in a protected area (forest, military, or national park zone)
