    Slick paid seminars in Bangkok, Phuket, and Pattaya pitch 'guaranteed' returns from off-plan condos, 'rent-back' schemes, fractional villa ownership, or tokenised real estate — combining advance-fee fraud, securities-law violations, and rug-pull mechanics.

    How It Works

    Promoter rents a hotel ballroom in Bangkok, Phuket, or Pattaya and runs free 'wealth seminars' featuring testimonials, expensive cars, and an 'exclusive Thai property opportunity'

    Pitches off-plan condo 'rent-back guarantees' of 8–15% annually, fractional/tokenised villa ownership, or 'Thai property funds' marketed as securities

    Buyers are pressured to sign immediately for 'limited units' at 'pre-launch pricing' with 30–50% deposit

    Initial 'guaranteed' rental returns are paid from new investor money (Ponzi structure)

    Fractional / tokenised structures that look like collective investments but claim 'we are not securities'

    Promoter has no verifiable track record of completed projects

    Aggressive 'pre-launch only' / 'today only' pricing

    Discourages independent legal review

    What To Do

    Walk out of any free seminar that pressures same-day commitment
    Independently verify the developer's completed-project record — visit a finished building from the same team
    Have YOUR lawyer review every document, including the 'rent guarantee' agreement — a guarantee is only as good as the guarantor's balance sheet
    Check whether the offering should be registered with SEC Thailand under the Securities and Exchange Act
    Use escrow for payments, never direct to a developer's operating account
    Treat 'guaranteed returns' on real estate as a presumptive red flag
