    Property Rental Deposit Scam

    Landlords or agents collect large deposits for rental properties then refuse to return them using fabricated damage claims or simply disappearing.

    How It Works

    Agent shows attractive property at below-market rate to attract interest

    Demands 2-3 months deposit plus advance rent (THB 60,000-200,000+)

    Lease is vague or entirely in Thai with unclear terms

    When tenant moves out, landlord claims excessive damage

    Deposit is withheld entirely with fabricated repair invoices

    Tenant has limited legal recourse due to unclear contract terms

    Deposit exceeding 2 months rent

    Lease agreement only in Thai with no English translation

    No proper inventory/condition check-in photos

    Agent or landlord pressures you to sign quickly

    No proper receipt for deposit payment

    Property seems too good for the price

    What To Do

    Take dated photos of property condition at move-in AND move-out
    Get a bilingual lease agreement reviewed by a lawyer
    Pay by bank transfer (creates paper trail) — never cash
    File a complaint with Consumer Protection Board if deposit withheld unfairly
    Small claims court is available for disputes under THB 300,000
